CORY REAL ESTATE was founded on the idea that sellers deserve an alternative to commission rates that many consider to be too high. At a low everyday rate of 4% of the sale price, we believe that our commission rate is not only one of the most reasonable rates in the real estate industry but also one of the most equitable rates in the industry. Sellers save thousands of dollars when our rate is compared to that of 6 or 7 percent. CORY REAL ESTATE does not charge any additional fees, and sellers pay absolutely no money upfront. CORY REAL ESTATE offers you more than just a superior commission rate. We also offer you the opportunity to sell your home while you are under contract with CORY REAL ESTATE. If you are able to find a buyer, without any assistance from CORY REAL ESTATE, then you owe us nothing! The contract we offer is called an Exclusive Agency Contract. The most commonly used contract in Illinois is called an Exclusive Right-to-Sell Contract. An Exclusive Right-to-Sell contract ensures that a brokerage company is paid a commission regardless of who produces the buyer for a seller’s home. CORY REAL ESTATE disagrees with this practice, and we strongly believe that sellers deserve the opportunity to keep their money.
CORY REAL ESTATE will advertise 2.5% of the sale price in the Multiple Listing Service (MLS) as payment to any brokerage company that produces the buyer for the seller’s home. This will motivate buyer agents to bring their clients to the seller’s home for a showing. This amount will be deducted from our commission at Closing, leaving CORY REAL ESTATE with 1.5% for the services that we provide. This is contrary to how commissions are normally split. The brokerage company that represents the seller, in almost all cases, retains a higher percentage of the commission.
CORY REAL ESTATE's advertising will not stop with the MLS. The buyers of today are frequently using the Internet while searching for their dream home, so we will also advertise your home on realtor.com, cory-real-estate.com, Google Base, yahoo.com, zillow.com and more!
