CORY REAL ESTATE provides access to the following documents so that Sellers can become familiar with the documents used in the home selling process. 

The Exclusive Agency Marketing Agreement is considered an Exclusive Agency Contract in the real estate industry.  An                   Exclusive Agency Contract gives a Seller the opportunity to sell their home while under contract with a real estate company and to avoid having to pay that real estate company a commission if the Seller is able to produce a Buyer without any assistance from the real estate company.  The contract most commonly used in the real estate industry is called an Exclusive Right-to-Sell Contract, which guarantees that the brokerage company will be paid a commission regardless of who produces the Buyer for the Seller’s home.  CORY REAL ESTATE disagrees with this practice, and we strongly believe that Sellers deserve the opportunity to keep their money. 

The Federal Residential Lead-Based Paint Hazard Reduction Act of 1992 requires a Seller to complete the Lead-Based Paint Disclosure Form if their home was built prior to 1978.

The Illinois Residential Real Property Disclosure Act of 1994 requires a Seller to complete the Residential Real Property Disclosure Report.

The Illinois Radon Awareness Act of 2008 requires a Seller to complete the Radon Disclosure Form.  The Act also requires the Seller to give the Buyer an Illinois Emergency Management Agency (IEMA) pamphlet titled Radon Testing Guidelines for Real Estate Transactions (or an equivalent pamphlet approved for use by IEMA). 

CORY REAL ESTATE recommends that Sellers complete the Mold Disclosure Form.
